If converting a commercial unit to residential costs $50k and only brings in a few hundred dollars more in rent, it might not be worth it.

If the Due on Sale is called and there is no equity, the buyer has to bring in thousands of dollars to close when they sell.

A third party likely purchased that debt from the original lender (uncollectible by typical debt collector standards) for pennies on the dollar. 

They are people who have invested hundreds of thousands of dollars into buying units.

I suspect my poor experience with Furnished Finder is because my units are very close to Harvard & MIT and, as such, are very popular with visiting scholars who are willing to pay top dollar for the amenities and location.

It takes more capital and you can get more margin dollars on the exit with the compounding appreciation.

Bigger loan buy downs, bigger dollar appreciation (3% appreciation on a $1M property is more cash than 3% on a $100K property).
