Once the pressure is gone and the knowledge comes around, we wouldn't mind taking on a bigger complex, or possibly owning our own property management company. 

The fee structure in PM is so complex just looking at other companies and my own lolIt would be nice simplifying it from a consumer standpoint.We rolled out a monthly flat fee and thus far investors like it.Might completely transition to this model eventually.But all in all PM's have so many different fee structures for the various markets, asset and property types 

This is completely different from creating two LLCs, and there are many reasons you might want to avoid the complexities of having dual LLCs, particularly for a smaller asset, like the one described in this thread.

Can I refer clients to apartment complexes or landlords myself or do I need to refer them to an Agent who is licensed in that state?

AS @Kevin Sobilo pointed out this is very STATE specific.some states is quite clear cut others it utterly complex.

I started charging refundable fees for viewings (which wouldn't work for an apartment complex, but if a stranger wants to walk through my house, they need to have some skin in the game!)

He does my personal taxes and everything for my 10 apartment complexes, partnership returns etc.
