A rain leak had damaged the sheetrock in the ceiling of the dining room, and he says that it needs 6 to 8 panels of sheetrock to fix the ceiling.

Eviction is an option, but how about insisting that he vacate his room and wash the walls floor, and ceiling with TSP until all the smell is gone.

No need to hire a lawyer to read a paragraph or hire a GC to hang a ceiling fan.  

New paint, ceiling fans swapped for light fixtures, and TLC to the bathroom; especially the rental..plus much much more.

The damage though appears at least 50-100 gallons were gushing out as extensive ceiling, flooring damage occurred.

I think the major remodel was in 2004, and the kitchen was completely redone with quartz counters in 2018 (and the carpets replaced then, too), but the ceiling hadn't been *fully* repainted since it was built 23 years ago, and I don't think the bathroom vanity lights or the exhaust vents, etc., had been dusted since then.

Turns out, even with a tenant in there, it had major roof and ceiling issues.
