When dealing with people, we need to pick our battles carefully and a person who can't stand the thought of tenants not meeting their own lofty standards should probably refrain from being a landlord.

Because we were outside the smell wasn't bad just had to worry about the breeze blowing the water back on us.

The tough thing now In Sacramento is finding the deal so if you can get one that is 3/4 the battle.

A lawyer will cost more than that and all the hassle involved,  life is too short to fight a ridiculous battle like this.  

They can simply release you to assign the contract.You can also use options and assign the option, no harm no foul there. 

Sometimes, you pick your battles and what is really worth your time and energy to fight.
