My mom actually happens to be a property manager.

It’s worth reaching out to your local tax office to explore options.

Another option would be to sell, reinvest into a house hack and use the excess on a deal.

I think a better option is to get a job in property management.

There are more options for renters so it's putting pressure on rents btwn 10%- 20%.

But I would remain open to long-term rental as an option as this seems like a more stable option in terms of income, again this may be my inexperience talking.However, I have always  been somewhat risk averse and investing in real estate is always a big venture, in my opinion/experience, in terms of capital.
