The plan is to buy another SFH with FHA (we can do conventional) With the other cash from the sell we planned on buying a MFH in Phoenix, AZ (or surrounding areas), or Las Vegas.

For example, if you like Vegas but its too expensive, you could find something an hour away from there and "check" on your investment every time you're in Vegas.

Nearby Attractions - for example there is a cluster with a Casino, Waterparks, Outlets and skiing all within about 15 minutes.Your price range will definitely work for the Poconos areas, just depends on what you're looking for.

Does anyone know of have great wholesales in the Las Vegas/Henderson Area or a places in Texas  as well?

It's all a gamble but I like my odds in real-estate and not with the casino.
