If I had a local broker here in the Nashville area that would help verify comps and just over all projections of where neighborhoods are headed then I would treat them as an amazing asset and work with them anyway possible.

I lived in Nashville briefly last year and my wife and I are moving back in August.

As nice as those are, my emphasis is cash flow at this point in time, and given the dearth of reasonably-priced MFRs or SFRs in SD, I'm forced to look elsewhere.My hard-money lender here has taken the plunge in Chattannooga, and my General Contractor on one of my San Diego MFRs is from Nashville and strongly recommended North Nashville.I've seen posts here speak glowingly of both cities.
