Why am I getting into the field, I hear you ask.Well, my parents are hitting retirement age and are having to work as hard as ever to sustain their lifestyles.Three kids on my mother's side and one on my father's means that I'm not holding out for a massive inheritence (though my mother has hinted that her life insurance pays out more than I would have expected...) and so, as with all things, I am learning to take control.I'm slowly coming full circle, have an interview for a job back in my old hometown and am remembering my dream as a 12 year old was to own hotels, coffee shops and houses.

If the current tenants want to stay offer, if you have the money, to put them up in a hotel while you fix them up but let them know the rent that will be required after fix up.

Huge infux of jobs.. think Boeing ( I think they may be around for a while) Mercedes benz  ( same thing)  Now Volvo   14 hotels under constructions to the tune of almost 4 billion.. cruise lines making this an embarkation debarkation destination. plus the 2nd most poplular tourist town on the whole southern East coast second only to Orlando.How the Heck can you go wrong.

I am having trouble finding properties that will rent out for more than the combined loan payments, plus maintenance, taxes, etc.I am only interested in houses, RV parks, mobile home parks, apartment complexes, and hotels.

Specialized skill in solving unique problems will set you apart from the run of the mill investment strategies and formulas.This a people business and a problem solving business, not a "real estate supermarket" where you merely pluck properties of the shelf looking for the lowest prices, highest yields, and comparison shop like going to Walmart or Costco.My personal preference after 20+ years of investing is that I would much rather drive a 2-3 hr radius digging deep for opportunity than hopping on a plane for 3 hrs one way, spending a week in a hotel and buying off the shelf.
