Big fat no.

Originally I was hoping to get some help from a tax pro last year but with covid it got sent to the back burner.

I stay on top of MB-> AB for revenue real estate but maybe one day I’ll be old(er) & fat(ter) and relaxing in the Okanagen.

The owner received a " fat check". and is on a time crutch to either knock it down andremove it . 

But it's the kind of thing that makes for a great election promise cause it sounds like it's going to hurt the fat cats. 

Unfortunately, the project took much longer than expected as we had to put this flip on the back burner for most of 2020 due to Covid-19.

Luckily a multi-family property that I had on the back burner incase this one fell through accepted my offer the next day, so I am on my way to closing. 

The Property: -A 2200 square foot 3 bed, 3 bath single family residence located in the city limits of Sedro Woolley - A complete remodel was just finalized this month under permit which was obtained in 2019 - The house was remodeled by the previous owners in 2007 where they added a second story where there is bedroom, living room, bathroom with washer and dryer, and a kitchenette with a 4 burner cook top, an over the range microwave, sink and refrigerator - To this date, I have not rented out the property and we currently owner occupy

I've gotten quotes on a whole new gas-fired boiler and it's just too much to replace something that's working fine and has plenty of life leftOne option I've been proposed by a plumbing / heating co, is for them to install a gas-fired burner gun on the boiler, replacing the oil-fired boiler and keeping everything else as-is.

After a week, I would have bought myself a used oven or a small countertop oven and burner.
