On another note, if your rent increase estimates are accurate, you'll bring in about $10,200 more on an annual basis (assuming you achieve the $1200 and $1350 rents) so putting in $50k in renovation just passing my gut check of getting about a 20% yield on renovation costs - not great, but not bad either. 

thanks for that so is 1.5% bad bc that's what that person messaged me  there is no regulation on Transactional funding basically its whatever you can negotiate.. 1% is the going rate from most.. some will be higher some will be lower.. just google around for TF funding and and talk to a number of those funders to find your best deal.there are half a dozen of these folks or so on BP that do provide this service maybe they will catch this thread or maybe you do some snooping around on the site and find them.

Bad location= lose money and sell at a loss after a few years of frustration.  

It's not clear how they manage the passive investors, but if this is an indication of how they treat people, I would never give them my money.  

So the property I bought had previous termite damage and we are having it repaired and treated however.

@James Kiefer From what I understand Pittsburgh happens to have some decent underlying fundamentals so it may not be a bad place to invest but certainly speak with local experts.

What you should do just depends on you, what you're spending for the property, how bad do you want it, what other opportunities are there, etc. 

While I read reviews, I typically use it to remove those that I would not invest in, meaning does the sponsor have a bad reputation.
