I get an astonishing number of questions regarding if I provide cooking supplies and/or towels/linens, even though I clearly state these things in my listings.- You may want to replace the two single beds with a queen (or king, if it will fit).  

I've paid my tenants if they cook care of 100% of the Lawn care (spring/summer/fall) as well as the snow removal (winter) but have always kept he rents closer to market rate.

@Yi Osmera, you should not discriminate against a smoker, but you can specify that they not smoke on the premises (which I do for most of my rentals). 

good question @Andrew Cook, yes location is important in MFR.You Can have c class building  in B or A location, rundown building in great area. 

They can't even pull this socialism off in Cook County.

I had plenty for cooking, bathing conservatively (but I went to the gym for that!)

and cooking heavy greasy food compounds it.
