Housing starts in FL are not keeping pace with the population growth, so I don't see a drop off until that dynamic changes.

In the front: kill the weeds on the driveway/curb, repaint the garage door, buy a product to remove the oil stains in the driveway, make a small mulch bed around the tree and plant flowers around the tree, plant some flowers, a bush or some sort of plant where the snow shovels are, to the right of the front door plant some bushes and flowers (using edging stone to separate the mulch and grass could look good), and repaint the front door and the trim to something more modern (yet won't clash) that will help the place pop despite the older look of the brick. 

I would guess that those coming to FL are looking for a pool in the summer, not a hot tub (like a few of you said.)

Obviously check the city regs but most in FL are STR friendly.In regards to demand, my demand is very high even with foreign travelers.

The laws in NY and FL are night and day...so are the property values.

Lenders will lend on low LTVs, require shovel ready projects, or foundations laid even before lending maybe 50-65% ARV.

When you provide a charcoal grill you also should provide a metal bucket and a charcoal shovel to provide the guest an easy way to get the ashes out after using.

Its easier to split water bills, have the tenants decide between each other who cuts the grass or shovels the snow when.

Some would shovel, sweep, tend to leaks and even paint.
