Hi all, This really shocked me but have been told this is very 'normal'.  

Most communities have not required an EC if the structure is in the floodplain (this is slowly changing), so do not be shocked if one does not exist.

If my numbers show 33% DTI but the official software says 47% (happens with shocking frequency), I know that one of the two is obviously wrong, and I know this early in the process.

In cold weather climates once water is encapsulated in brick and then freezes it creates a condition of thermal shock and the brick contracts and cracks or spalls.

We're making him pay taxes this year, so that doesn't come as a shock to him later. 

First I am shocked at the price for your 100 gal heater. 

We got a similar  call, from a shocked contractor that our copper pipes were stolen... the week we hired contractors.. but surprisingly weren't stolen the 4 years the house was vacant?  

Anything short of that is not good service, will frustrate clients, and be bad for everyone involved.An agent that refuses to communicate with you during the day is probably over-committed, or possibly just lacks the technology (shocking!)

I toured the house and it was shockingly clean.
