Pros:- no upfront renovation- no listing of property- no background checks, property showings, or vetting tenants- property beings making you money on the day of cosing Cons: - unable to vet your tenant - could potentially be renting to criminal or sex offender etc- unable to run background or credit checks- difficult to brrr with active tenant if looking to refinance- harder to create the culture for how you want your property to operate since this tenant lived here through prior regime.Just a few things to think about.

I told him your taking on way too much risk you have no clue as to the tenant base.he bought it for 20k a door dumped 20k a door into it was negative cash flow got it to just about break even .. then the bad started happening started bleeding them.. units trashed Murders sex assaults violence left and right sold it lost 500k to the next OOS investor who thinks they can come in and stablize it.Reedy there in Memphis has the right idea I looked at one of his projects..

That being said, you will need to find a PM that has experience with NNN deals because you will still be responsible for coordinating all maintenance, lawn, snow, etc..then bill back to the tenant through CAM.
