Have you gotten out of the original hard money loan or still paying the double digit interest cost?

Can you build and sell 350 in 3 years and then give me lifetime revenue stream on I guess lot rents for the rest of my life or do you exit year five? 

Should that property be sold again in the future, the property owner would convey all rights to the buyer EXCEPT the oil rights that were no longer the landowner's to sell.

Also, have a back-up plan in case the market turns and you can't sell for the price you anticipated.

Hold it for few years and then sell it or built a second/vacation home. which area would you recommend and why?

You need to make sure that your property is easily financeable if you decide to sell it in the future and any future buyer can call out non-permitted items and actually report you to the building department or, at a minimum, ask for seller concessions.

Besides we're hospitality people, not selling property or leasing it long term, and somewhere along the line a few states got their definitions very very mixed up!
