Bob, I also have experience in Records Storage - and enough to know that the 1st step is to add that piece to your feasibility study to determine if there is enough need to warrant the initial outlay in bar coding, scanning equipment - racking, and yes, HVAC equipment.

I understand you can ask the title company to run a preliminary title search but I'd ideally like a way to efficiently scan the marketplace and sort out those properties with no current mortgage.

He said I don't need to keep them on paper, if I scan them into the computer then delete them after 2 years I'm good.Secondly, he also said to keep a written copy of the tenant screening criteria with the applications, because that may be needed in case of a discrimination lawsuit.
