This discourages me from taking on the strategy of perusing smaller deals then "Levelling-Up, basically high capital gains tax when selling can slow down the growth unless everything that is bought is a long term rental.

Get a commercial modem and high quality router, have someone program it to toggle the amount of bandwidth per user so as to avoid one user bogging everything down, put up unidirectional antennas that point at strategically placed repeaters around your property, and your all set.

From my anecdotal perusing it's not uncommon at all for them to be on 1 year+ and it's not even uncommon to see them delisted and relisted on an annual basis.
