Some auction properties will sometimes be on the MLS letting people know they will go to auction and when and you will be able to get into the unoccupied ones.Also keep an eye on craigslist, some in our area post there when there's other offline auctions.I don't understand the second part of the question so I'll just leave that to someone else! 

About two weeks ago it went offline...I assume under contract.

I own and operate a motel in Cannon Falls,MN for the last 20 years that I am going to be doing a 1031 exchange on  and would be interested in learning more about this hotel.I do not think it is being foreclosed on because of the sprinkler system its the cost of sprinkler system.Find out who controls it before it comes on the market and fix there problem.Reach out to me through bigger pockets and we can talk off line.
