I know that you do a great job smoothing out any "rough spots" in the lending process, so that certainly helps when the deal starts to go sideways... 

You can present an offer that aligns with your financial goals, but be prepared to walk away if the seller won’t negotiate to a price that ensures you’re not left in a tough financial situation.

And also the local job market.

Or just any suggestions for the best bang for your buck areas that offer at least a little cash flow and appreciation ?

In order to entice me to invest in spite of my hesitation, a better ROI must be offered to me.

Stand out, be unique, and offer something of value that you would love if you were a traveler (cleaning service, amenities, a theme, etc.)Happy to help you find a place if you want some help on the agent side.

@Aaron Bard- plenty of  lenders  offer  DCSR loans ...contact a  few  for  quotes ...also - dont  pay  any  lenders  at the beginning of the process 

It had multiple offers the day it was listed (like everywhere) but now the financing of the buyer is falling through. 

I am finishing my last semester before moving to Chicago for a full-time job in September.
