It sounds as though it basically confess down to the fact that cash buyers are easier and more convenient to deal with (no need to get approval, official inspection or appraisal is not a necessity, less probability that the buyer will back out last minute)

Not, however, because I messed up in getting the right things - just chipping away at acquiring necessities as I go - but every couple of days I feel like I need 15 new things.I've already done some demo work in the kitchen to open things up, bought and installed two washer/dryer sets (whoever did the plumbing was on drugs), and dealt with other little repairs that the current tenants had been nagging the previous owner about for months.In order to recoup costs from having a vacant 3BR unit (where the seller lived) for this whole month of Sept, I got a short-term tenant in until the end of the month at a slightly reduced rate.

By my estimates, if I can get to a roughly 12% CoC for my invest-able equity, I wouldn't ever have to write another line of code, buy another stock, or rent another unit (although I almost certainly will do all of those things, but by choice instead of necessity.)So, cash-flow is the my #1 priority at this point.

On an ongoing basis you have to do your annual filings to maintain the LLC, keep minutes and records for the company, and ensure that you maintain the key business necessities (bank accounts, insurance, etc.) to show that this is in fact a business.
