I know that it's 100% possible to do everything on your own and figuring everything out by yourself, or finding a mentor who is willing to show you the way for free, however, I believe there may be some merit to paying for an introductory lesson or two and paying a small fee to join a local Real Estate Investing Group (REIG).

This is of course in addition to the fact you also don't have $75K of debt you have to pay if you have a tenant or not.This isn't a debate on the merits of buying one type of property or the other, since there are many other considerations.
