I know that it's 100% possible to do everything on your own and figuring everything out by yourself, or finding a mentor who is willing to show you the way for free, however, I believe there may be some merit to paying for an introductory lesson or two and paying a small fee to join a local Real Estate Investing Group (REIG).

@Niv Levi There's merit to bringing on an underwriter, but it doesn't absolve you and your partners from the assumptions and projections.

A true private investor decides if they want to invest based on the merits of the deal.

The attorney will front money for investigation if they see the case has merit and the injury is serious enough to warrant a good judgment/settlement.

This is of course in addition to the fact you also don't have $75K of debt you have to pay if you have a tenant or not.This isn't a debate on the merits of buying one type of property or the other, since there are many other considerations.

Also, from personal experience, i think there's merit in just trying things out.
