As far as primary If you find a place you’d be comfortable living for let’s say the next 5+ years I’d say go for it.

It's hard to tell you to go one way or the other as the data is so limited here.

Then again as a builder and someone thats also looking to put together a very large portfolio of holds for myself, the other part of me likes that everybody is so scared off right now because of the rates.

Or,  it also works out well to give them money to move on if you want them to exit.As far as the basic question goes though, I just went to them and said,  “Hi, we bought your property in the foreclosure auction and you have a few choices….

One person is extrapolating out the depths of the inner city to the entire market as far as long term viability for investment, when the other person is actually considering A/B neighborhood buy and hold. 

I've been trying to do research as far as different DSCR Companies but not sure who is reputable and who isn't.

@Wayne Brooks As far as lenders go; a foreclosure, short sale, bankruptcy or deed in lieu are treated the same.

I guess that's why fast food chains are pulling AI out of their drive through due to the number of errors it makes: because AI is so powerful.

I am new to the real estate investment field as far as acquisitions go.
