Really depends on what opportunites you have and the time you have to implement a strategy.

I am currently looking to implement a strategy of combining hard money rehabs with owner lease option financing.  

I am in the process of designing and implementing my Real Estate Investing Plan. 

I have to say that the course was pretty easy to follow along and to implement.

but take a page out of Airbnb's playbook and are now implementing a Guest Booking fee (it's less that what Airbnb's rates are) that the guest pays...not you.I look at the fees both companies charge as reasonable and a cost of doing business.I hope you find this information useful.Aloha,Jeff

The option money may be non-refundable but the amount will or will not be credited back to you if you do close on the property.Another item you mention is disclosing a defect-Texas has implemented some very harsh wording that states the Seller has to disclose, and if by chance the Realtor is aware of the defect they need to make sure the Seller has disclosed-lets face it we are all scared of any legal action. 

I would happily pay some solid commissions on every deal or do a JV to skip the learning curve and re-implement what already works.

That is a must for me to implement into my own business.

Additionally for anyone outside the Vancouver market, is this a possible North American/Canadian wide trend that could be implemented going forward ultimately eliminating the business of being an RE Wholesaler?
