Cris Chico postcard system tryout !

I wanted to post here what the results will be for someone that wants to buy Cris Chico's course. Today I sent out 3524 Seller postcards and 500 Buyer postcards from Cris Chico's system. As a background of myself, I'm a licensed flooring contractor (13years) with a small crew of 3 full time workers. I also just got my RE license(7 months) and have sold 2 properties thus far. I have zero experience in wholesaling and not many contacts for cash buyers if any that i can count on. 

I have to say that the course was pretty easy to follow along and to implement. I spent around $2150 to mail about 4000 cards including the cost of the course ($97 i got the cheap version not the $497). From being in business long enough I don't find $2K a lot of money to invest but I don't want to loose it either !!! I should be getting calls soon within a couple of days or so and we'll see how it goes.  I will post again the results as time goes on.

RESULTS / UPDATE !

Here it is:

I received total 193 calls ( not everyone left messages ), but I made contact (probably 90%) with most of the calls I received and I spoke to them over the phone and meet quite a few of them in person to look at their properties. 

I had a lot of people interested in selling LAND/LOTS which was included in my marketing from the beginning. 

I have to say that most homeowners wanted more for their property than what I could offer them. A few (4 or 5) owners left me "angry" messages to never contact them again, so that's what I did ! 

I was receiving calls even 45 days after the mail date.

In total I had 6 buyer willing to buy houses cash. But I ended up working with only one for both deals I got. 

When it was all set and done, I was able to successfully assign 2 contracts that yield me $4200 in total for both and I got one listing ( I'm a licensed Realtor ) that just went under contract last week ( If in fact it closes in a month it will be a $4300 commission ). 

CONCLUSION !

I would recommend someone to give the system a try. It worked on my FL market ! BUT, since I have a contractor business and a Realtor business and I was adding RE Investing, I was overwhelmed with all of the phone calls received so fast and I wasn't able to get to them all in a timely fashion. So keep that in mind when you plan for your marketing. And when you do call them back I would advise you to have a basic research done on the property you are calling about before you actually talk to them because they are under the impression that you know everything about their property. 

As far as the deals I got, One was Land that I made 1,200 and a house I made 3,000. And a listing that sold for 229K ( my comm. is 4300 after paying all broker dues ). Could I have made more ? I don't know, maybe. But I just wanted to get it done so that's the number that did get it done on those deals. Maybe my inexperience played a role in these numbers, and I was scared to make offers over the phone without looking at homes first. 

Will I do it again? Maybe !  A big factor will be the time. It does work and there are other ways I could have handled some situations with buyers over the phone that could probably given me another deal or two but that only comes with experience. So the only way to find out is to try it yourself in your market !
