My name is Brad Rutledge and I live in Diamondhead, MS on the Mississippi Gulf Coast.  I am in the process of designing and implementing my Real Estate Investing Plan. My goals are to buy/rehab/hold properties I can find with a ARF of 75k to 100k at a 30% discount and also to flip 4 to 6 properties a year for cash for a minimum profit of 20k.  I am currently employed in the Gaming Industry in Biloxi.  My financial situation is as follows:  No debt except Personal Residence, Home Equity Line of Credit - 100k, 40k cash, 700+ Credit Score.  

I am looking for some guidance on my Investment Plan. I plan on setting up an LLC to purchase and hold Title to properties using all cash from the HELOC. After purchase, I will put a Commercial Loan on the property to cover cost of purchase and any rehab costs. Repeat the process.

Any input would be greatly appreciated.
