They are entirely two different cities - almost different planets. 

And you may upset the apple cart all together and make both tenants nervous and seek greener pastures.  

I also understand that the entire planet has hammered this over and over and over again, so much so that people all over are parroting this, hereby reinforcing it and spreading all these misconceptions like a virus.

If its that easy that you can buy a home for retail and make money as an investor, everyone on the planet would be doing it.I just don't believe there's enough cash flow when you factor in the higher purchasing costs plus the management fee.To me, if you're going to want to invest out of state, you need to get yourself a deluxe wholesaler.

Fact is that you can live better than 99% of the planet for $30-40k per year.

My initial instinct is to keep existing construction just to keep things simple and not make a huge toll on our planet, especially if the house is in good condition.

Cash is the most powerful think on this planet.

Humans have not changed in all these 10 years they have been on this planet!
