duplex for sale how to handle

hey all I'm selling my side by side duplex and I have a offer on the table...but the buyer is stating I have to evict one of my tenants....since we are still in the mist of a pandemic and we have eviction moratoriums in affect how do I handle this?

Are both tenants under a fixed lease, or is one of them on a month-to-month? If they are month-to-month, you can give them notice to vacate and they won't be protected by an eviction moratorium.

Just talk to your tenants and explain the situation. You want to sell, buyer needs to occupy one of the units. See if they're willing to leave. If not, see if the Buyer is willing to offer them some money to vacate. If not, you won't be able to sell it to this Buyer or you'll have to find an attorney that can help you navigate vacating them.
