Excluding those two groups effectively excludes about 50% of all the sold comps in the Las Vegas area from appraisers (4958 of 9748 of all sales in the last 90 days fall into those two categories), and effectively excludes the lowest 50% of comps.While I don't mind in the short term, as it'll help further artificially increase the value of my properties, I'm not a fan of manipulated markets that has favors certain groups.Also, there's a whole assortment of bills floating around on NRS 645, which may be of interest to Robert Adams and Phillip, as well as any other Nevada Realtors.

Usuaally easier to get other financing for rehab costs and float material costs with suppliers for a flip. :)

Less expensive than buying a large piece of floating sheet vinyl and throwing half away, and the pre-cut vinyl is very thin.The vct I've found around here just has the speckled pattern seen in commercial installs and I don't think it would look right in this bathroom.

Back in 2013/2014, I was able to get prime rate (at that time was 3%) minus 0.25% from First Merit Bank (now merged with Huntington bank), so the floating rate at that time was just 2.75%; really missing those rates now.

Also keep in mind that falling depends on gravity, so any building in a low gravity environment would result in you floating away, not really falling.If a car hits you at 60 mph, it will not always hurt.

In CA, you could more than likely float with calling a commercial agent and having them guide you through severing the land (if possible) and dealing with selling the property.
