I'm a first time real estate investor so I'm skeptical and being cautious of not investing with emotions. 

I would never necessarily fall in love with a deal and make it emotional because you could possibly overlook the financials.

I’m analyzing a property and it’s at a 1.6 rule or cash flowing at 170 if using the 50 % rule, but diving deeper it says it has a negative cash flow of 500 a month.

Not only is there physical wear and tear on the body, there is a lot of emotional stress also.

It was terribly emotional. 

The mathematics of emotion are what really puts money in our pockets, and that's what makes real estate a good business to be in.

Trust the numbers and don't force them.In similar situations I let it go, tell the seller my last offer stands then let it sit for another month or six weeks before sending them a revised offer and re-engaging with them.Good luck, trust the numbers, they won't lead you astray but your emotions will.

Just stick to your numbers and try not to get emotionally invested.Best of luck in your investing.
