Hi my name is Dequan. I am a new investor in the Baltimore/ Washington D.C metropolitan area. I wanted to ask if anyone has tips on how to get more off market leads in a sellers market?

I would suggest start by defining exactly what it is you are looking for. Having this criteria clearly laid out will help show other parties that you are serious and ready to go. Have your financing figured out. Depending on what you are targeting you may even be able to work with a bank to have funding up to a specific limit available.

Next you need to start networking with agents and other real estate investors in the area you want to invest in. Depending on how hot the market you are targeting is you will need to be prepared to move quickly when a property you like comes on the market. Just stick to your numbers and try not to get emotionally invested.
