Also, increase your income through gigs (uber, lyft, rover, task rabbit, etc), sidegigs (upwork, fiverr), crush it at work and negotiate a raise, crush it at work and go find another job at a competitor (bank bout 8-10% raise)... just to name few ways :)

I also do not have interest in working for a competitor.

When you are looking at 2 bedroom doubles/duplexes/triplex/quads you have another competitor to consider, apartments.

You'd be surprised, very often they can shave off 1/8th (0.125%) just to be sure to get the loan when they know you're otherwise going to go to a competitor.

from the supplier I'm in contact with now, I'm getting the same cabinets for a little less than half the price as far competitors around here.  

I have a 14-unit, and am trying to work on differentiating myself from my competitors, but don't know how to view the luxury apartments being built. 

A 4 car garage will be a huge selling point and be the one thing that makes your house different than the competitors. 

@Jason Ma, I would look at your competitor's listings to get a better idea what a tenant might expect for your targeted area.

However, I think one of the lenders was willing to lend to me based on the fact that I told them another bank (and one of their close competitors) was willing to lend on it.

Maybe, along with headquartering next to competitors (Lockheed, GD, Danaher, etc.), they're looking to try and pull from the pool of cleared personnel in D.C.Just spit balling here, but with the little I know it makes sense to me.
