Phoenix multifamily question

Does anyone have experience with small multi family units in the Phoenix/Maricopa County area?

In speaking with one of my agents in the area, they said that small multi families lying units were all but phased out in favor of larger apartment complexes. 

I have seen some properties that are for sale. I’m curious if anyone else has any input, success stories, or words of caution.

@Ryan Ray the new construction is mostly all in the "luxury" space and price point. Generally the new construction is not eliminating the old properties, however, many old properties are being "re-positioned" to be nicer with updated flooring, kitchens, baths, paint, etc. This glut of high-end supply is creating incredible demand for the smaller MF properties built in the 50s-80s, both from the perspective of owner/landlords and tenants looking to rent.
