And if/when ready to liquidate some and step up into bigger $ play where it can be a win-win. 

If they're brokerage is of any size, you will likely run into listings from their brokerage and you don't want to exclude yourself from those, especially if you like the agent you are working with.

Just curious, did you ever look into starting it under the umbrella of your sponsoring brokerage, but create it as a DBA?
