on real estate investing to educate myself before purchasing my first property.I've been scanning the MLS and been in contact with my agent for the past two months looking for a small multifamily or single family home to house hack.Based on my local market, it's looking like a single family home will be the most realistic first purchase.My strategy is to put down about 10% (or lower) using a conventional or FHA loan, make value-add minor rehabs to the property where needed while living in the property (live-in-flip), and then move into a different property and place a tenant in the first (and repeat over several years to acquire multiple properties).I know there are creative methods to finance real estate deals rather than using your own cash.

hey guys,im looking to get in the game here in the Kitsap, Bremerton, Silverdale area within the year, is anyone having any luck on retal proprties i really want to start with multifamily house hacking but just don't know where to start finding a cash flowing property in this area any body have any tips in tricks for finding deals (I know this is what everyone ask), are you finding more off market deals and if you are how are you finding them in this area?

I have been calling and Calling them OK so on March 5th I saw The Bill.com envelope in my informed delivery but when I went to the mailbox everything was there but that so I went to the post office that Monday and they told me informed delivery is sometimes off so I waited until the following Friday to return because I still have not received my mail they told me the mail get scanned in in Memphis etc etc they really can’t help me much because they deliver out all mail as it comes I reached out to rampera The first agent she said that in the case that my mail was missed placed then they would void the check and resend me out a new one but first she has to put in a request to have the check traced to make sure no one has cashed it she told me someone from payment will reach out I have not heard anything I Have no idea where my check is And it’s frustrating

Here are some points to consider if you're going to go this route:You need to be scanning the rental sites 24/7, Zillow, Facebook, Craigslist and only reach out to owners that have set their rents at or under market, and you should know what that is for your neighborhood.
