William Lok Tenant Wants to Break Lease

If such premises or any part thereof be re-let by the Owner for the unexpired term of said lease, or any part thereof, before presentation of proof of which liquidated damages to any court, commission or tribunal, the amount of rent reserved upon such reletting shall be deemed to be the fair and reasonable rental value for the part or the whole of the premises so re-let during the term of the re-letting.

All you need is an addendum (you use the same one every time you do this) stating the new member is in place, with the date of transfer clearly indicated.

If the auction was coming to an end, and the ending price was over, but close, I went a head and bid over it.If you don't get to the reserve price, then don't worry about it - it will be re-listed with a lower reserve until it's sold....this process could take months.
