It is outside city limits, but 5 minutes to Walmart, Hospital, etc...

Remember, your looking for the Wal-Mart of mortgage companies, not the Whole Foods of mortgage lenders.

I was doing a property drive-by the other day and noticed one of those Wal-Mart variety 3' swimming pools in the backyard of one of our SFR's.

Not maliciously, but if I was renting a house long term I don't think I'd ask to install one of those above-ground pools from WalMart. 

New hotels, a 3rd Walmart,  the new bypass of Hathaway bridge.

I was thinking Walmarts (everyone loves Walmart) and local churches to start.

I was reading under recent developments where you can add cash payments made at 7-11, wal-mart, CVS, Walgreens, etc through a program called PayNearMe.  

I compiled the 50 free properties you get with the seven day trial went to Walmart, bought the 50 pack of assorted cards, and hand wrote 50 cards to these people saying the usual, I want to buy your land.. close quickly….

There are probably other variables I would add (5 year GDP, crime stats, sports teams, number of Targets/Walmarts, number of Whole Foods/Trader Joe's, Fortune 1000 Companies, major universities, last 5 years of population growth, price/income, price/rent) and also add a weighting system, but I think it's a good start.I'm making my own spreadsheet for this purpose.Search market analysis here on BP for other helpful forums.

Spend half a $ million on a place and then not bother to go to WalMart and buy a $150 set of pots and pans.
