Ive read a lot about the BRRR strategy which involves gettting a house under market value with some cosmetic issues.. remodeling it and then taking out a cash out refi loan assuming you will get a good margin for the new value of the house after remodeling.

If your property is in Chicago, the city may make you put those squatters in a hotel while they make you remodel the attic up to code, and then let them move back in and penalize you by giving them a year of rent free!!!
