I purchased a duplex with 2 sets of tenants just like yours last July. after going thru the process with the first ones and paying a flat rate, I was able to negotiate A split rate for first the filing and then the court appearance.

Another thought - When purchasing HVACs, roofs, tree removal, siding, etc. you can very easily pay "retail" (just look for the biggest ad campaigns online) or you can save 30-50% by being your own GC and finding or going to the crews directly.

Had a thought of developing two different phases, one with contractor garages on the more flat land, and townhomes in another area that is more uneven.Thanks,

Samantha Reeves,Thank you for your reply I went through the Handbook , and although it's quite detailed , it seems to me that as Long as the Roof is in Good shape, there is no Peeling Paint on the Exterior of the house, and that the HVAC system is in working order , as well as there are no Safety hazards regarding  the property/house.What I'm not sure on though , is what if there's Some rotten wood on the exterior and or you want ( Need ) another $5,000 to upgrade the house .....new cabinets, faucets, flooring, re-paint the inside ?

As far as selling, we have used a flat fee broker for the past 5  years and what we have saved really adds up. 

Short backstory; I’m a licensed builder in MI and have been on my own for 1.5 years completing structural restorations, insurance claims (roofs, siding, floods, etc), and about 15 or so bathroom remodels.

Is this a flat $45/month or $45 per unit per month? 

Is it typically a flat percentage fee based on the appraisal?

Change the air filters, make sure sprinklers are set and watering, landscaping done, check on cracks and leaks, visually inspect roof, also checking for pets, and how many people living there.
