If you are putting in 75% of the down payment, managing, doing the work, and eventually want to own it, you may try just for a loan....you didn't mention and actual numbers (only %) so it is hard to say but if you are looking to friends and family maybe they would agree to a loan in second position and maybe a little higher than market interest.In addition you can do all the things you ask about above in a partnership...specific timeline, Equity %, defined buy-out, etc -- I would for sure seek legal council Bernie

Unless you have your stuff really dialed in; separate bank accounts, meetings, minutes, by-laws, resolutions for everything you do and you end up in court, it will be very easy for opposing council to pierce the corporate veil and hold you liable.

Last night I attended Riverside City Council and our Economic Development team was asking for approval of two affordable housing projects because the developer was asking for a reduction in land cost and the first-time assistance program of $50,000 which the council approved.

Find one or two neighborhoods you like, and stick to purchasing in those areas. 2017 has seen an uptick in the number of shootings in Wilmington, City Council and the WPD have plans to fight these...we will see how well they can execute.
