In general, and I know a lot of members may disagree with this notion entirely, the market here tends to correspond much better with long term holds than month-to-month cash flow.That is not to say it is necessarily one or the other, nor that the opportunities in our market are for everyone.

Defending Property Managers.Let me start by saying that we manage our own properties, do third party management for others, and use third party managers as well - so I feel that we have seen and done just abut everything both good and bad.I think that all the responses here have merit but I will take exception to the notion that property managers are expensive and cost to much.

As @Wayne Brooks implies the notion that a bidder would be able to unjustly purchase the property for an amount the bank or their attorney didn't get to set their minimum bid wouldn't ever happen.
