Hi everyone,I'm analyzing a potential flip, which would be my first.The house is 2200sqft, 2 bedroom, 3 bathroom, and has a 900sqft 3-car garage that's part of  the house.

My family would literally use car jacks and hike the house up! 

(Driver's licenses in the state she put down expire in 5 years and she came in driving a car, so she either has been driving with an expired license for at least 8 years, it's a fake driver's license, or she hasn't really lived there for 14 years).

It is the equivalent of crashing your car then trying to buy insurance to fix the car after the fact.A home warranty or homeowners insurance policy will not pay for mold because mold is a maintenance issue.You didn't say what is wrong with the garage - if it's a broken door opener that is typically covered on a home warranty.My experience is mixed with home warranties and I can 100% tell you your satisfaction comes down to the local trade person that shows up.The home warranty company does not employ trades - they contract them locally at a fixed rate for the work performed sort of like how car mechanics are paid. 

I try to avoid this neighbor due to lots of activity of cars coming and going all weekends and week evenings.After much effort and skip tracing I was recently able to locate the out of state owner of the property on the side and promptly sent another certified letter as earlier mentioned.The big problem I may face soon is if I sell this property I may face issues from the buyer or buyers insurance company regarding these trees overgrowth,Short of me digging in my pocket and paying for tree service there is also the issue of contacting the owners requesting permission to access the trees for trimming.

He provided CD's and forms with his training back then, and while driving around looking for "houses" I was educating myself in the car.

Because if your house hacking I recommend you purchase a 3 bed, 2 bath, 2 car garage.

It goes from a 10-12 month interest only loan during construction period and automatically converts to a 30 year fixed conventional loan.

Just something to chew on before you automatically dismiss MLS properties because you feel too many eyes are already on the opportunity. 

Could you have an automatic lock put in  with a self-closing hinge?
