On average I spend 30% of my day sourcing deals (marketing), 30% analyzing deals (performing due diligence), 20% managing the acquisition process (closing and funding) and 20% portfolio management (servicing, collection, workouts, etc).

I'm definitely leaning towards Memphis, and other midwest states for Cash Flow opportunities, seems like the numbers work out better there.

If you get a good counter and you accept you still have plenty of time and contingencies to get out if something doesn't work out for you.Take an hour and listen to the podcast and I bet you will be ready to move forward.Cheers,Bill
