@Jamarco Thomas, The good thing about the ESOP is the distribution is qualified for NUA Treatment ( capital gain treatment) compared to distribution from other Qualified plan such as 401k that is taxed at ordinary rate. 

For example, termite damage will likely require a completed termite treatment before the bank will close.

I'm assuming it depends on the extent of the damage but I'm not sure how much termite treatment costs.
