Another lady said she would be all over it if it was just her, but her and her friend each had teens that would have to share a room.

If i'm are in teens I need a different deal or a bigger discount on the NPN.

You should expect IRRs in the low to mid teens, and if you get really lucky, high teens.

I suppose having a gated community helps alleviate security concerns (though I gave many a Wynlakes security guard a hard time in my teen years ;) ).

Thanks for all the wonderful feedback and ideas.She was born in Colorado, grew up there as a pre-teen, so she knows the area, but we had to move to TX for my job recently, she wants to go "home" basically.She got accepted to CSU and wants to move and live in FOCO.  

Trusts will protect my assets better for my disabled adult daughter and two teens. 

Now there are 5 people in the house , only the husband works , 3 late teen boys playing video games never outside , and the wife who kept the house at 80 degrees in the winter , cause she doesnt like to be cold .
