Also, if siblings are in the picture then it may become hard to make sure the will is airtight and the OP is really inheriting the entire property. 

Sometimes a sibling will use a Quit Claim deed to sell their portion of an inherited property.  

Make sure you are talking to ALL decision makers, a jealous sibling or even someone outside the trust in the seller's ear could cause issues they aren't bringing to your attention
