I was looking at newer builds with unfinished basements that could be profitable with forced appreciation.

Contracting is a business , profit is the goal , not a paycheck . 

Sounds enticing:  buy property after property for .35 on the dollar, quickly flip it to someone else for a fast, fat profit. 

From what I’m seeing in this market (Hoboken, Essex and Bergen county), it’s really hard to break-even or turn a profit.
