We partnered with Archie Raglin to purchase a home on E 2nd St, Junction City, KS, for $10,000 on 10/15/2024. Without any major renovations, we strategically sold the property the same day for $20,000. This quick turnaround showcased the power of market timing and effective negotiation, doubling the initial investment in just one day.

What made you interested in investing in this type of deal?

We saw a unique opportunity in the Junction City market, recognizing the potential for a quick flip with minimal investment. The property’s location and its price point made it an ideal candidate for a fast sale. We found this property through our network of local agents and investors. After identifying the potential, we negotiated with the seller for a $10,000 purchase price, leveraging our expertise in recognizing under-valued properties. Our team quickly worked with the seller to ensure a smooth and fast transaction, aligning with the strategy of a quick sale.

How did you finance this deal?

As usual, we financed this deal in partnership with Archie Raglin using our in-house capital. With the property being a low-cost investment, there was no need for outside financing. Our streamlined process allowed us to quickly close the deal and immediately prepare it for resale, emphasizing the efficiency of our funding model.

How did you add value to the deal?

In this case, the value we added came from our ability to identify the market potential and move quickly. Though we didn’t renovate, our strong market positioning, negotiation skills, and understanding of buyer demand allowed us to flip the property at double the purchase price within one day.

What was the outcome?

The outcome of the E 2nd St, Junction City deal was a fast and highly profitable flip. We purchased the property for $10,000 on 10/15/2024 and sold it the same day for $20,000.
