There are many sports programs out there for youth and adult athletics that could act as long term tenants which would be great in ensuring people actually care about the place and that it produces income.

If anything goes wrong with the job that can be made to look like it's due to the plans, they are on the hook.if their actual cost to produce a set of plans is $5000, they should charge you about $15k IMO.Or you can try drawing them...

The subtleties of knowing which neighborhoods, which streets and even more important, which renovations make these properties produce the best return is very important and often overlooked when investors are in a hurry.
