If not then I want to be sure that any transaction I propose is 1- fully disclosed as to every relevant detail2- all risks identified and that the other party understands those risks3- that the transaction is in the other party’s best interest; either because no viable alternatives exist or because they are in such a bind that anything is better than their present situation.

In the present mortgage environment it appears that super jumbo mortgage lenders have preference towards a perceived 'stronger' loan. 

There are too many incompetent realtors in the marketplace who can't understand vendor financing, and don't know how to present an offer favourably.

Higher price points present more risk from a capital allocation method but in really low-price points typically a higher crime rate.

I think she just needs terms laid out to present.
