No pets, no drugs, no more than 2 people living there.

They don't like dealing with money they don't know where it came from (drugs, prostitution, gambling, theft, blackmail, fraud and so on.)

Kinda like refilling a prescription , only the licensed doctor can do it

They had two pit bulls, possibly doing drugs, and domestic abuse so they had to go. 

This includes moving in their new biker boyfriend and his party-animal buddies, getting involved in drink or drugs, packing up and moving to California to live their dream of being an actress, or a hundred other things.

He uses drugs in the house and used threatening language when I let him know I wanted him out.

So if he screws you (something I am assuming is likely as I'm picking up he's probably a drug addict or something of that nature) you'll need to evict them through the courts just like any other tenant. 

It needs a ton of work, my worthless mother has been staying in that house doing drugs and not paying rent and devaluing the property for several years now...
